The gateway to clinch a deal for the Marketing and Sales team of a realty development firM, is to project the look and feel of the apartment that a prospective buyer would desire to purchase, in any real estate development.

The best way to project the real feel,would be to design the interior spaces of the "Show Flat" at an aspirational standard that would show the final product that the resident would expect to live in.Thus, the essential provision of a "Show Flat" that almost all developers in real estate execute at site well before they commence the marketing process.

The "Show Flat" at BLUEGRASS residences had a clear brief to include all the materials in the interior finishes, that would be constructed within each apartment, with the exception of furniture elements , electrical fixtures and HVAC. The designers at TADC curated and designed aside from the brief and developed a robust and exceptionally aesthetically pleasing ambience, showcasing an excellent interior space which would enrapture the potential client taking a tour of the space.

For the purpose of sales and marketing a 4-bedroom apartment configuration was decided upon to be constructed on an available area far away from the construction of the tower areas yet easily accessible through a walking track from the Sales Gallery Portacabin.

Since the construction of the towers had commenced it was important from a safety standpoint, not to allow customers to endanger themselves within a construction site. Hence it was decided to have the apartment configuration designed and constructed from "Portacabins" and aligned in a way that would eventually mirror in exact dimensions to the executed apartment in the towers.

In the apartment each room , brings in ample daylight and the aesthetic look spills over into the outdoor decks, giving them aspacious feel . Natural stone ,wood, veneer, textured accent walls,diffused lighting and fabrics with neutral tones were all selected to resonate the central theme of the Project itself, which is "Being one with nature".

The layout ,furniture and décor are done keeping in mind the occupant of the rooms, be it the elegance of the Master bedroom or the joyfulness of the Children's room.

The Living – Dinning space ties in the element of sophistication and natural outdoors with a wooden ceiling, textured wall surface, branded European furniture, classy light fixtures and bespoke accessories.

The final result is a "Show Flat" that gives a projection of space planning and a joyfull abode for the home buyer.

The 2400 sq ft space was designed and constructed within a 6-month timeline and was ready for welcoming the first clients well before the global pandemic struck. This ensured that the space could also be captured on digital medium and showcased in the marketing collaterals broadcasted digitally through various social media platforms.

The architect's crucial contribution to the Sales and Marketing team was thus validated by TADC in this commission.
