Private Residence at Laburnum Road – South Mumbai
 
The brief was to design an interior keeping in mind an expansion to the existing premises, since the family of 2 adults , their 2 children and an elder parent had to be housed keeping in mind private spaces as well as recreational & entertaining areas for the family. The challenge was to amalgamate 2 adjoining apartments, in the building in a heritage precinct of Mumbai. The structure was constructed in brick & lime mortar and all the walls baring a few were all load bearing , hence whenever openings in the walls were introduced the designers, Khushroo & Hutoxi Sethna had to have proper structural girders amalgamated into the wall and ceilings to bear the load of the upper floors A singular feature of the floor plan is that connecting the two wings of the floor was a disused corridor which served as a store room for the adjoin flats. When the designers demolished the store room walls, voila a unique design feature presented itself of a connecting walkway, connecting to the private bedrooms on one wing of the floor to the Living dining and kitchen & study on the other, overlooking into the inner courtyard. Hence the entire face of one side of this corridor is glazed in with stain glass windows in a offbeat pattern of a “drawn curtain”. Another feature that is interesting is the built in window seating that has been created in the “Master Bedroom”. This was achieved by lowering the cill of the window and introducing a structural slab cantilevered out from the window sill at one foot height from the cill level. Also doing away with the conventional curtains and introducing variable teakwood slatted windows adds to an “old world” charm to the window seat. In fact all throughout the apartment the windows have been altered to bring the cill level as low as possible thus bringing in more daylight and adding a “French window” look aesthetics to the same.
